The Building Owners and Managers Association event has 5 education tracks:
On Monday I went to one of the Assessing Operational Efficiencies & Savings sessions.......largely because of my love for the topic........the Empire State Building! "Retrofitting the Empire State Building: Lessons Learned for Multi-Tenant Commercial Buildings" was hosted by the 2 leaders of the project, a representative from Jones Lang LaSalle and a representative from Johnson Controls, Inc.
First, I thought, how cool to be Tony Malkin, the owner of the 102 story, 2.8M square foot Empire State Building. But even cooler, what a place to drive energy efficiency results. As the hosts explained, the approach was not "Green" which refers largely to qualitative activities in the industry, but rather to take an "Energy Efficient" approach representing quantitative results. Needless to say for a project with such publicity and the potential to set the best practice standards for their industry, you can see the need to be able to produce quantitative results.
The team summed up the approach as you would expect......"if we can make it work here, we can make it work anywhere"!
So far, 38% savings and $4.4M annually has been achieved from the 8 projects that have been implemented. The projects focus on:

Bottomline......the approach was to implement meters everywhere and then to show tenants their usage and enable them to compare themselves to others & reduce their energy utilization and carbon footprint.
I can see this retrofit moving to even greater savings by incorporating automation into the equation.......what an opportunity for IBM Maximo Asset Management as well as other Tivoli automation solutions!
